The plot is located in the village of Čestlice at Okružní 36. It has a gentle slope towards the northeast. The plot currently contains an existing family house, which will be removed. In the northern part of the garden, there is a mature walnut tree that will be preserved.
The proposed family house is situated on the plot at a similar distance from the road as the neighboring houses and close to the eastern boundary of the plot. The residential garden is located in the western and northern parts of the plot.
The design of the family house is based on the investor’s requirements, applicable regulations, standards, and urban planning requirements. The house has one ground floor and a residential attic.
The floor plan of the house has the shape of a distorted letter “T,” where a ground-floor winter garden is attached to the western side of the main rectangular shape. The western façade is glazed and opens into the garden, which connects to the terrace and a swimming biotope. In contrast, the eastern façade is closed with minimal windows.
The roof is gable with dormers on both sides. The terraces are partially covered with a protruding flat roof.
The family house is designed with a layout of 6+kk (six rooms and a kitchen).
The main entrance is located on the southern side from the access street Okružní. The house is entered through a glazed vestibule into the foyer, where technical rooms are located, including a toilet, pantry, and utility room.
From the foyer, one proceeds directly into the main living space, which includes the living room, dining area, kitchen (with a pantry), winter garden, and home staircase. The northern part of the ground floor features an office with its own bathroom.
On the upper floor, there is a living hall, the main bedroom with a separate bathroom, two children’s rooms, and the main bathroom with a laundry room. The attic space is used for storage, accessible via a hatch with pull-out stairs.
The façade of the house combines natural materials and colors:
The roofing material and cladding of the dormer structures are designed with folded sheet metal in an anthracite color. The terraces are made of gray-beige concrete tiles (e.g., BEST BELEZA colormix arabica). The window frames and entrance doors are in anthracite color.
The entrance to the plot remains in the southwestern part, where a paved area for parking and a garden shed are planned.
The garden shed includes a sauna, shower, sink, and storage space. To meet urban planning requirements, it will be permitted as a garage.
In the northern part of the plot, three meters from the fence, an integral retaining wall with a semi-buried cellar and steps leading to the flowerbeds is planned as per the investor’s request. The land has been shaped to create an imaginary level from the south to the northern retaining wall.
